The future of office design is the human experience. Over the past decade, leading-edge organizations have identified and exploited the connection between office design and employee experience to increase productivity, employee engagement and long-term business performance.
However, to truly understand how employees interact with their work environments and which design elements will drive desired behaviors, office design leaders must do more than just track space utilization; they must forge deep, emotional connections with employees. In addition, to ensure their new human-centric office design initiatives are a success, they must work with stakeholders and partners such as HR and IT to ensure the new space is properly utilized.
In this white paper, we’ve collected 7 case studies from a wide range of companies such as Instacart, Fidelity, Citrix and more to showcase best practices and lessons learning for embracing human-centric design to facilitate increased inter-personal connection. Staff wellness and productivity are two key trends driving growth and diversity in today’s flexible workspace sector and big businesses are taking full advantage. Some of the world’s largest corporations have recognized the benefits of coworking and have taken advantage of the opportunity, committing millions of square feet to flexible space over the last decade.
Supply of flexible space is increasing rapidly. In fact, flexible space forecasts for both Europe and the US suggest momentum is building on both sides of the Atlantic. Industry estimates predict that the continued shift towards flexible workspace and shared amenity spaces are projected to account for approximately 30% of the global office market by 2030. Flexible workspaces in the USA alone grew 20% year on year in 2017 with over 27 million square feet available. The top three city locations; New York, Chicago and Atlanta, each offered more than 2 Million square feet of flexible space.
The number of operators of flexible working space are at an all-time high, providing more space at more locations than ever before. Conventional landlords are now entering the market joining the established players in this growing sector. This provides customers with more choice and greatly widens the appeal of flexible office space to large corporations.
Ten key reasons why corporations are choosing flexible workspaces.

How space design played a role in HMS’ transformation from 2015-2019 & how vision and partnership will lead HMS into the future

Employee experience is about more than just reducing turnover. In fact, according to numerous research papers, according to research conducted by Glassdoor, organizations that invest the most heavily in employee experience outperform the overall market, beating the return on the S&P 500 by as much as 122% between 2009 and 2014.
Though, at first thought, the responsibility of EX may fall on the shoulders of HR and corporate leadership teams, office design leaders certainly play a pivotal role in shaping employee experience from the very first prospective employees walk into the office for their interview until the day they leave. A high tech, fully connected office space not only communicates to employees that your company values innovation and is willing to invest in solutions that increase employee satisfaction, but can also enable employees to work smarter, faster and more collaboratively. Furthermore, as the war for talent rages on, many leading-edge companies are now finding themselves embroiled in an “amenities arms race” trying to out do the competition by offering the latest and, often, flashiest, cutting-edge workplace features and solutions. For these companies, it’s no longer about simply improving productivity through automation or increased connectivity but delivering awe-inspiring, one-of-a-kind employee “super-experiences” that no other company can replicate.
This trend is not lost on venture capital firms and real estate developers who, according to the New York Times, are investing more in high tech office technology than ever before. For example, in the first quarter of 2019, venture capital investment in real estate technologies increased by 250% to $4.9 billion over the same period in 2018, according to data supplier CREtech.
With all this in mind, below we take a look at 5 “super-experience” enabling technologies ushering in a new, experience-centric era of commercial real estate and workplace design. In this articles, we show you how you too can successfully leverage these solutions to support innovation, productivity, learning and engagement at Future Offices Summer.
